Along those same lines, we occasionally field calls from people who tell us "I am friends/co-workers with So and so, and he/she was one of your tenants and told us how your people are really great and you keep such nice homes, and we are in the market for something to rent".

Get an occasional good HUD deal with major price reductions if they have been on the market for over 30 days.

I would love to make OCCASIONAL specific "niche" unique lists for myself, for small neighborhoods or specific areas/etc.

Make sure to put in any and all things you don't want, loud noises, smoking, dishes, and when and how to wash and dry clothes.

Lots of people think they are cashflowing but aren't really calculating out those time bombs and occasional bad tenants, etc.

They may occasionally have to sign some documents or make decisions on renovations, based on options we provide, but overall it's very hands off, once they've acquired the property.

I look at the properties on the MLS occasionally and scratch my head most times.
