I'm not a lawyer, or even an experienced investor but... 1) Yes. 2) Encourage them to figure it out themselves. 

Its nice to throw in and matters to a certain extent, but the monthly income generated is paramount.  

Can I tile a floor, sure, however it takes me away from finding the next deal and generating income.

I just wanted to give a shout out to @Joshua Dorkin and @Brandon Turner for creating and managing both BP, and doing such a wonderful job on the Podcasts and asking such great questions to encourage newbie investors such as myself for getting over the analysis paralysis that I have personally had the past year. 

My goals are to retire my fiance and I within the next 10 years and to create positive net cash flow for my future generations.
