@Adam Lowe I'm here to throw a curveball and add the idea that you can start BIG with syndication... we started with a 7 unit property and quickly realized it uses up a lot of your funds and limits your ability to scale a portfolio - plus you don't get any economies of scale so certain expenses really eat into your potential profits.

I really don't have the ability to provide "boots on the ground" but just want the property to sustain itself through STR.

Personally I think the main thing to consider is your ability to handle the debt and the unforeseen expenses.

Your ability to find great investments often depends on you ability to tradeoff one factor over other, for example cash-flow for appreciation potentials, to have more deals in your scope. 

Does your trusted friend have the ability to indemnify you for the money they are holding of yours to the point where their divorce, bankruptcy, outstanding warrant or judgment will not affect your funds?.   

If it doesn’t come close to what you have actually have left over, you need to figure out where you are overspending or missing a bill, etc.

With the ability to break down real estate assets into smaller, more accessible units and sell them as tokens on blockchain platforms, true public ownership is now possible.

Conventional loans for primary residents are the only loans you will ever get that have the ability to put so little down so you should take advantage of it.
