If you're ball parking your gain at $75K ish then capital gains would probably be 20.3% or more than $15K.I can't imagine that property tax on that property for the extra year would come close to the $15K you'd save staying there - not to mention the lift that the roomates are providing.If you're anxious to get on to the next one then take out a refi and construction loan for a second property.

Oh, and I love the Palmer Park area, where $500k fabulous homes are surrounded by $250k bread and butter properties.With too many pockets throughout the market to realistically say, my two cents are to determine what your investment criteria are, line up your proof of financing and/or funding capacity and/or to work with a local, investor focused real estate broker that can bring the resources and contacts (boots on the ground) you need to help you source, acquire and even manage your REI efforts.I hope this helps and wish you all the best!

I have no idea how they would algorithmically compute the value of a dock, tennis court, RV parking, or really any other high dollar added feature.

Did you set occupancy criteria for this home.. more people more wear and tear.. figure out what might not meet the application criteria,, and keep advertising and set occupancy level to maximum of 5 people. or 6 but I always do less than average..Also if you pay any utilities they'll have huge impact with that many people..Maybe just ask how many cars... because your limited to only XXX cars per your unit and because you don't have parking for that number of people,, your application can not be approved...
