Using light beige again and off-whites, but using color on cabinets instead. 

We were just gonna paint the cabinets they look good and didn't wanna destroy them trying to remove the tile counter tops.  

I really suggest white for the cabinets.  

Then replacing flooring, repainting several areas, redoing bathrooms because the tub had to be pulled, and replacing cabinets that were pulled and damaged when removed. 

I plan to instal ceramic tile in the bathroom, kitchen, and laundry area, LVP everywhere else, new cabinets in the kitchen, appliances, and modern LED lighting.What kind of countertops (both in the kitchen and bathroom) would you recommend for the best longevity/price/value ratio?

We walk the property, take photos, measure flooring, count cabinets, and run the numbers manually in a spreadsheet.

Here is the kicker - there is not much to be done interior because they have been turned (lvp, fresh paint, new appliances and cabinets when needed)....

Regarding amenities, focusing on affordability is smart, but even small touches like well-maintained landscaping and curb appeal, modern or fresh paint colors, energy-efficient LED lighting, updated cabinet hardware, ceiling fans, good window treatments, and ample storage solutions all stand out and can help fill units faster and improve tenant satisfaction.
