Hamidou, this is a really common situation with MTRs, and honestly, a lot of people oversimplify it with that “you don’t need to screen nurses” advice.Yes, the nurse is usually solid — they’re background-checked by the hospital, the staffing agency, and sometimes even the vendor management system.

Even though the nurse is already vetted through their agency, I still run standard checks on any adult who will be living in the home—mainly a background check for safety and basic income verification if they’ll be contributing.If the nurse’s contract alone easily meets the income requirement, I don’t stress too much about the spouse’s finances, but I still verify who they are since they’ll be occupying the property.

My wife is a licensed insurance agent here in FL and the different carrier's "appetite" for condo and/or STR will ebb and flow and having an agency shop it for you will usually net the best results.
