1. Begin learning the boring stuff being the basics of RE.
2. Study the basics.
3. Really study the basics and understand financing.
4. Master the basics.
5. Read and study the strategies and methods.
6. Relate strategies to the basics/financing and understand how they work.
7. Go do it!

What strikes me straight away about this site is the positive and relaxed vibe. There appears to be a wealth of info here that i'm hungry for. I'm a total beginner from Australia, but i'm sure many of the strategies/concepts are the much the same. Low finances and poor credit record won't hold me back. Look forward to meeting everyone.

I've been reading and sitting on the sidelines for the past year, and am finally ready to take the plunge! I have decided I will be specializing the buy and hold niche with single family residences in the Fontana, San Bernardino, Redlands area in Southern California. I appreciate you taking the time to make this video! Looking forward to this now that I'm starting step 4!

From this, I know the next steps I need to take:
My niche is Multifamily properties.
My strategy - Buy and Hold, but curious about wholesaling as a way to build income for more down payments without letting good deals pass by.
Financial Freedom goal - 45-60 units, each paying $100+ net cash flow per month. There will be goals beyond that, but not all will be dependent on real estate exclusively.
Initial goal: 2-6 unit property that will meet sustainable cash flow objectives, possibly obtained via FHA 3.5% down payment - obtained within 6-18 months. (December, 2015)
1. Educate myself on Wholesaling process.
2. Establish the criteria I'm looking for in my Buy+Hold strategy. (Cash-on-cash return above 10%, low down payment, + net cash flow of at least $100 per rented unit, outsource management to competent company who can maintain the building and keep tenants happy and paying rent, etc...)
3. Develop connections through local real estate networking groups to fill potential spots on the team.
4. Educate myself on how to find deals, and implement the 2-3 strategies that work best for me on this process to find the right property and learn how to evaluate.
5. Lastly, save, save, save my money for the down payment.

I just finished reading the Ultimate Beginners Guide Book, which was a great read. I'm on step three which is putting together my plan. I would like to master my niche and strategy. I'm a newbie so I'm not really sure my niche and strategy are solid. By the way my niche would be multi family. My strategy would be buy and hold. Thanks again for the video.
Hey Brandon, great video. I think I'm on stage 3 or 4. I know that I want to wholesale as a beginner, but not sure quite where to look for properties with no money down. Don't think fannie mae, or hud will accept assignable contracts with no money down. Or will they?

Loved the video, Brandon. Me and the missus are at step 1, the education phase. We're reading everything we can, especially on here, and we're exploring our local market and getting a feel for it. I attend local investor meetings to network and grow contacts/learn.
My biggest challenge is marketing, for some reason it doesn't come naturally even though I work in business development. I guess I need to understand the RI mindset more! Anyway, our plan is for me to be working our business full time by early summer '15.

I am at step one - getting the education. In fact I am attending a paid conference at gareia today.
I am beginning my real estate education. Friday, 11/28/14 was my first day on the site. I listened to five podcasts including yours. I especially appreciate the overview format of the material covered during the interview and the books mentioned. Pasting the overview into Outlook Journal makes it easy to take notes and develop questions for searching the PB site later.
My goal is to master getting paid. For this reason, I am committed to being an ongoing active student of real estate investing. Thanks for the clear and concise presentation delivered in a fun way.
