4-plex FIG (Fourplex Investment Group)

I have been doing research  for 4-plexes. I have come across a company called FIG( Four-plex investment Group) based out of Utah. Seems to have history in  Houston, Texas-Boise, Idaho- and Utah. Seems to streamline thing for newer investor in many ways.

I am going to be honest with you guys, they are really throwing these things up, heck my kids even live in 1 but I am afraid of where they will be in 2-4 years.  They are over $300 cheaper than any other product in the market, 300 sq ft bigger and still struggling to rent.  Time will tell but I have my doubts.

Is this a FIG specific problem in Idaho or the result of overbuilding in general and/or the current economic environment?

Recently represented a buyer in a FIG project in Meridian.  Project completed in May this year, and is now fully rented (I am told 98.5%).  Many rents contained a signing bonus, but now re-rents are at market.  I was impressed with the onsite management.
