Incoming! I'm flying out to Cincinnati. Recommendations?

Hi, All.

I'm flying out to Cinci this week to do a walk on a MFR I'm working on. Would anyone be willing to provide a few recommendations on any the following?

  1. Neighborhoods worth checking out in terms of investments (I like B-class neighborhoods.)
  2. What's a great place to grab a bite? 
  3. What's a great place to grab a drink and talk to locals?
  4. This is my first time in Cincinnati. Any must-see things I need to checkout before I leave?

If anyone is up for grabbing a drink and talking shop, please let me know, as I love to do both. I'll buy the first round!

B neighborhoods- Pleasant Ridge, East Walnut Hills, Northside, Newport(KY), Bellevue(KY)

To Grab a Bite - Sotto 

Grab a drink- Taft's Ale House

Must see-- with the leaves, Eden Park and Echo Park-- best views on Cincinnati Side.

B neighborhoods near Cincinnati IMO are Loveland, Milford, Miami Township, Madeira, Mariemont, Newtown, Oakley, Mason, West Chester. Most of which have a very limited supply of MFR and the cap rates are incredibly low even for the few properties available since they are B or better. There may be some pockets on the west side of town considered B neighborhoods, but I am not as familiar. These are east and north side areas. Good luck on your visit!

Cincinnati is a great place for foodies.  High end eating establishments are some of the Jack Ruby restaurants like Precinct or Jack Ruby's Steakhouse.  Downtown has quite a few dining options on the riverfront as well as a number of places to have a drink.  Over The Rhine area also has some great eateries and places to drink.

Neighborhoods to checkout include Mount Washington, Covington, KY, Mount Lookout, parts of Norwood, as well as some of the other locations already mentioned.

James welcome to Cincinnati.  Check out Mt. Washington, Madisonville, Walnut Hills, and East Walnut Hills.  You can't come to Cincinnati and not try Skyline Chili.  Odds are you won't like it, pretty much everyone I take their from out of state does not, but if you're from Cincinnati you frequent Skyline often.  Great place to grab a drink either Over-The-Rhine or The Banks downtown.

@Derrick Wilson : you asked about a PM. I'm currently working with Equity Team. They will be managing my new properties that I'm closing, so I don't yet have experience with them as operators, but speaking with them, they seem like a quality outfit and I found them through another referral here on BP.

Thanks for the info on the PM. I think of your investing out of your state You must have a idea on who gonna manage your properties before putting offers in. I have three properties in Harrisburg pa and my  PM is doing a great job. I have Cincinnati on my radar next. Thanks and Good luck out there.

Cincinnati was a lot of fun. I didn't come home with a deal, but that's another story. 

I did check out Sotto's. That was pretty awesome. There are also a lot of fun breweries around town. My favorite was Braxton brewery, on the KY side (Covington.) I also walked through over-the-rhine, which was a kick.

On the business side, I met up with John at the Equity Team (property manager) who was all kinds of awesome. Highly recommend if you're looking to land SFR or smaller MFR deals in the area. He actually helped with the initial neighborhood analysis, underwriting and also did a property walk with me before I even closed on the place, which I thought was pretty exceptional.

I toured several MFR properties with the help of a great CRE broker working for KW who was gracious enough to show me around, but alas, no hits.

My $0.02, having lived in Cincy for 26 years:

* Mariemont - A/A- community - same with Mason & West Chester
* Parts of Pleasant Ridge, East Walnut Hills are solid C+, others solid B... much better upside than Mariemont, West Chester, Mason.
* Madisonville (with the exception of a few areas that border Hyde Park & Indian Hill) is an easy C.
* Skyline - Always an A+

Gonna check out Equity Team.  Anyone else have other recs for PMs?

I hear Germantown, OH is getting more popular. I know Mt. Adams is a great place in Cincinnati as well as Over the Rhine, and those mentioned above.

@Margie Richardson I'm curious as to which neighborhood you're talking about... I've never heard of Germantown.... is it in Cincinnati or outside of Cincy?

@Jake Walroth Germantown is not in Cincinnati but it is very popular lately. Zip codes there are 45324, 45327.
