Greenville South Carolina
I was looking to purchase something in the Greenville SC area, it seems like people either love it or scream to stay away. Does anyone have any advice or experience with this area. I am doing research but can’t really get a feel for it.
Not sure who would tell you to stay away. There is a lot of competition in Greenville, but a very desirable market.
@Michael Lewicki the people telling you to stay away are likely some of the few natives that hate to see all the change or additional competition for the deals out there….. OR because it’s really getting priced out of feasibility for investing in on market deals, and the off market deals are going straight to the hedge funds… it’s a fantastic city though. The markets around Greenville, at least for cash flow make more sense.

This is a fantastic area. Top 10 best place in the country to live and invest.
The people telling you to stay away from Greenville are closed minded individuals who don't like growth and change. There is nothing wrong with Greenville.

Agree with all other comments in this thread. Not sure why anyone would say stay away!
I think there is more opportunities in the greater greenville area. Areas like Seneca & pockets are Anderson are very desirable.
A lot of competition in the Greenville gentrification with new builds happening everywhere on in fill lots. I have been watching the DOM on most of these and midway through 2023 the DOM are continuously counting up.

Jonathan, do you participate in other markets in Greenville? Oconee County & Anderson County?
Quote from @G Pyros:I've worked with folks in Anderson! Oconee is a little beyond my reach.

It's horrible here. You should definitely not invest here or move here.
Trust me, no need to come confirm.
Whether to invest in GVL or anywhere for that matter, should be determined by your investment goals. What are you looking to accomplish? Do you need instant cash flow? Are you looking more long term profit through appreciation? I agree with previous poster that the areas around GVL may be easier to get into. I like Pickens Co.

I highly recommend Mona Lisa. She is a savvy investor herself and can help investors find property in the Upstate of SC including Greenville and surrounding areas.
