Sounds like the rebuilds are tear down and do a complete rebuild. If this is the case reach out t o the builders that are buying up the properties. See how much they will pay for the house. They are doing this in my parents neighborhood and in the long run the land is worth more then a rehabbed property. One of the neighbors started to fix up his house to sell because he was moving out of state. I gave him the same advice. He told me that the builders wouldn't give him what he wants so there was no reason to ask. He moved and said nothing. The house was knocked down and a big house is standing where the little rancher was. Hmmm...... Save yourself time and money just ask.

Remember when you have a vacation rental you have every bill that you have at home. Water sewer electric gas cable internet trash unless HOA pays for these utilities. I have a property in Ocean City NJ and these are expenses most people don't think about. There not an issue as long as you account for them. Especially since tenants will turn your ac to 68 degrees. Just installed a Nest wireless thermostat and had a tenant do this at night. The outside temp was 61. Wished I installed this years ago.

Use him on your vacant properties if he is doing a good job. Even if it is just outside for now. He has a point about a second chance. You may get burned or you may have someone that will be extremely loyal because you took a chance and gave him a second chance.
