I see all your good points. Honestly, the park does not match my investment goal. It is attractive because it is extremely affordable but I understand if I jump on the shiny object now, I might suffer later. I will continue "hunting" for bigger parks.
If somebody is interested in the park, please send me PM and I will forward it to you. It is in North Huntingdon, Pa. 15642. Fully occupied. Private utilities. I have no affiliation with the seller.

I do not want to create a new topic in the forum because my question is related. I went to the MHU boot camp and I understand why 30+ units park makes sense. However, does it make sense to buy smaller parks (10+ units) if you can get it in the great area and with the high cap? I do not want to burden you with the details. I just want to hear your opinions. Thank you.

@John Hixon another method you can use it google news notification. Let's say something happen in a park bad, you can contact the owner by mail or phone call with the question "Do you want to sell?"

I am looking for something simple (Apple-like product). I used Zoho but I did not like it so much, too many options.
@Account Closed I try to stay away from SFH flippers and wholesalers. As you said their need are different from ours so their systems are the little bit more robust.
