@Account Closed I found couple small parks (10-20 lots) as well on MLS. However, I believe there an opportunity to find bigger ones.

@Curt Smith I use IFTTT for craigslist alerts. Using this strategy now.

@Nichole Menzies It was of his marketing strategies in his book. However, if you have the audio with him, the strategy did not work well. As @Account Closed said it scared the park owners. 

I got one lead from direct mailing campaign. The seller called me. She had 2 parks (60+ and 90+ units) which were listed on residential MLS for 2+ years. She was under contact when I sent her the mailer.

I am just curious, did you contact ( by phone or direct mail) residential RE brokers for mobile home park deals?
