Hey Jeff without knowing any details everything is what you are able negotiate. 
but you have to take in account the years interest rate and purchase price and what kind of cash flow.


I will say get a mentor if you’re inexperienced these kind of deals can go left if you really have little knowledge when it comes to structure . I spent a lot of time and money to learn how to structure seller financing deals. But good luck.

I believe you can if but they’re are some considerations. How often this happens I don’t know but good luck.

I would say private lending. You get the best of both worlds.

I would keep it in a high interest bank account might as well earn as much gain as you can no matter how small it is.

However I think some debt pay down would be great not to the point where you are not liquid enough to Jump at another opportunity or can’t make a major repair when it arise.

IMO it’s hard for me to sell a great cash flowing asset. You’re in a win win situation no matter what however I guess you would also want to take in account any major cap x repairs that might be coming up soon in the future you might want to avoid paying. 

Typically the Midwest if you’re looking for cash flow we like 2% price to rent ratio. Milwaukee Cleveland Toledo great markets.

I agree with @Shawn Ackerman I would start applying the cash flow to debt pay down.!

For me I think it depends on how much money you have invested into the home and for how long?   if I have no money into the deal and bringing in $200 free and clear every money hell even $100 with no other expenses these usually come through creative deals or owning notes but I would do it.

No if potential buyer have given you emd than you are under the assumption this is a serious buyer and will close on the deal but he has only a certain amount of time with his inspection period so if he backs out you still have time to fund another buyer.
