Im in Ohio and in Wisconsin I was curious on how was the process for  investors who has had to utilize a company or just how the overall process went.

Hey seeing like this might be your first creative deal. I would go talk to a local attorney who is familiar with these type  of deals in your area. Protect yourself and protect your seller.

Congratulations for making a decision. I would say one of the best ways is house hacking. You would gain some much insight just by starting there.

Cold calling and direct mail for me.

The only charge that gives me pause is the one for molestation. Granted this charge could be the one from 1996? But outside of that I would lean toward renting the property out to him.

You’re are such at advantage compared to when I purchased my first property back in 2005. It’s so much information that is out here to aid you. When I got started I had a carlton  sheets video who used to come on late nights with his informercial and my best friend who purchased a property 5 months before I did😂. Stay consistent stay the course and you will do great.

Like anything with a low bar for entry you will have unethical people operating in that space but wether you are a wholesaler or a fix n flipper if you are an unethical person that’s says something about your character. 

With that being said it’s plenty of wholesalers who operate with integrity and character but the few rotten apples tend to spoil the whole bunch. 


I wholesale but I like passive cash flow so I buy and hold but yes wholesaling is a lot work and takes some hustle.
