For me I think it depends on how much money you have invested into the home and for how long?   if I have no money into the deal and bringing in $200 free and clear every money hell even $100 with no other expenses these usually come through creative deals or owning notes but I would do it.

No if potential buyer have given you emd than you are under the assumption this is a serious buyer and will close on the deal but he has only a certain amount of time with his inspection period so if he backs out you still have time to fund another buyer.

We usually have inspection clause in our agreements for no more than 10 days after EMD is completed.

 just start generating leads and start talking to people and when you’re not doing that educate yourself also hire a mentor just basically get active..

Hey India if you use HML do you plan on refinancing? Those holding cost will certainly add up over time and kill any cash flow.

We go to straight to sellers with our marketing the prices our better and the ones that meet our criteria we keep for cash flow and the ones that don’t we wholesale.

For me that’s the only thing to rely upon is the cash flow. Appreciation is great until the market turns and you see that appreciation vanish ask any investor that was in the business before the crash.
