I would recommend focusing on your sales and marketing process. Granted I only wholesale a property if it doesn’t meet my buying criteria but sales and marketing is how you are going to attract the leads.

I recently started investing in the Milwaukee area back about  6 months ago  I’m only looking to buy and hold If I’m able to receive 2% percent on the purchase price to cash flow. I’ve wholesaled a some deals in different areas throughout the city. I’ve Came across some good solid contractors lenders and title companies too.

I use creative financing pretty often  when you mention “overhead” you mean how much it takes to get into the deal? Sometimes you can get into these deals no money down but really just  depends on the seller and the situation.


i like to take title and sell on lease options that’s been my bread and butter.

I love slow flips I was initially apart of Scott’s program but I ended up just reading his book and implementing the strategy last month I just did a slow flip with a outstate investor who had a a free and clear  i structured the deal to have it paid it off and 5 and sold it to a local female investor who wants more because she likes to buy on terms.

Seems like those first year hoa rules might be a minor issue but if you stand to profit I would explore it.

I would suggest also getting a mentor someone who you shorten your learning curve. Having someone who can help you navigate certain pitfalls out there is invaluable.
