Congratulations on your first property I know you said you didn’t want to mix family and business but sometimes that’s the route you have to take. Most lenders are going to want to see that you have some skin in the game seeing how new you are. Private lending from family or friends can be the best route especially when they start seeing you have success they’re going to want to get involved.😂

Any time you’re too passive with tenants it usually bites you in the rear end.smh I would hold my self accountable for allowing it to get to this point. However I would start building my case not to renew their lease when the time is ready. And if I were to renew their lease I would definitely charge considerably more for the upkeep of the yard. I would do what you said you’re doing going to the meets up and listening and have conversations with the investors that’s in attendance. And it’s always good to add some value and be willing to possibly pay the one you would like to learn from.

If I’m not mistaken you can run into all kind of red tape trying to wholesale in South Carolina not to say it can’t be done but you might want to look at other markets and wholesale virtually.

I know you said it’s a high rental area but maybe even investigate possibly selling it on a lease option that can down on some the repairs you would have to make on modernizing the home after sitting vacant for a decade.

I agree with the other posters move expeditiously to have him removed and now he can go out and see where he can live with $1200 a month in Nj.
