For me as an investor sub to is more for acquisition not for dispo. You would be losing all control of the property and still be liable for the loan. I would try to structure a lease option in some sort of fashion. Where the lease option buyer will responsible for the repairs.

for me when I do seller financing I like to get in light as possible and to have 60k tied up in the property might not  be my kind of  option. Essentially that’s like putting  down about 48% of down payment.  Any amount of money that I leave in a deal I have a certain amount of time that I would like to have the property to have me paid in full by.

I think it’s worthwhile for me As an investor who started cold calling in the Milwaukee market (im virtual I’m in Cleveland) cold calling to other investors and agents in the market helped me learn the prices and neighborhoods and some of the players in the market. So yes I think it still think it’s a worthwhile endeavor.

I would recommend focusing on your sales and marketing process. Granted I only wholesale a property if it doesn’t meet my buying criteria but sales and marketing is how you are going to attract the leads.

I recently started investing in the Milwaukee area back about  6 months ago  I’m only looking to buy and hold If I’m able to receive 2% percent on the purchase price to cash flow. I’ve wholesaled a some deals in different areas throughout the city. I’ve Came across some good solid contractors lenders and title companies too.
