@Eldar M. if I get a lead from any source doesn't matter where it's coming from, I am calling almost immediately. Don't wait a couple of days to call them, call them NOW if you can. Find out their timing and motivation, then setup an appointment to view their property if they are ready to sell in 3 months or less.

@Joshua Degraffenreaidt welcome to BP! There are a lot of resources here that are completely FREE. Try to stick to a marketing strategy or two and take it from there. Have a sharp focus on seller leads from the beginning and then develop a plan to attract them to contact you. I am a big believer of reverse prospecting where the leads contact you rather than the other way around.

@Marek Hamilton how much is supply for cash limited amounts to? I would drive for dollars, till this day I still do this. Send them a postcard, if you don't have enough funds. Send them a written letter. The overall costs for this will be just stamps, and a few bucks for gas.

@Karen O. I am way below your market here in Florida, but I'll be honest GREAT JOB at getting some leads calling you!
That being said, it looks like you have 2 potential deals right in front of you...
Elderly couple, small lot, 60x60, with a 3 season cabin. Owner says its a tear down. She's been going there for last 73 years for the summers. Not a typo there. The reason I would be interested is that it's in a subdivision right off of Lake Geneva with lake rights including pier, beach and buoy. Highly desirable area, people do tear downs and new construction all the time and she said about 25% of her neighbor houses have had this done.
-Owner disabled and doesn't want to pay for house anymore but granddaughter is living in it. House listed with agent, seems to be priced below market but has been sitting and she just renewed listing a month ago. Anything to be done with a listed house?
-Zillow estimate is 327k, owner has relocated Owned for 30 years and owes 110k.
-Another one listed with agent, 62 days
The above mentioned motivation and timing, which are two key ingredients that make deal work. Motivation is elderly couple in their 70's, plus you mentioned that owner is disable and doesn't want to pay for house anymore. Timing, house is listed with an agent, not sure about Wisconsin but here in Florida an exclusive right to sale gives agent to list it for 3 months, so that means they want to sell in 3 months or less.
I would call the owner and give them a cash offer, then give them your USP "Quick closing, as is transaction, and no financing contingency, etc"
Here is the other deals you may or may not have:
What's holding you from obtaining information on vacant lots? Get your key ingredients timing and motivation? When do they want to sell? Why do they want to sell the vacant lot?
Adjust your script accordingly for vacant lots (i.e) is the lot build able, does it have water/electric hook up, is it being used to collect income of any kind, like parking lot income, seasonal income, etc.
That is so kind of you, but I am sure you'll find a lot of resources here from awesome people that are willing and able to share information to you.
