@Luther McIntosh I have about 5+ google voice numbers, never heard about "credits" to start using their service. You just need to connect the number to your own cellphone provider and you are ready to go. Plus, I would hurry since they were running out of numbers last time I checked.

@Cal C. the best ways to use a virtual assistant no matter the source, elance, upwork, etc. Is the amount of training you are willing to provide them. Some come with training for what you want to do, others need to be held by the hand till they are ready to go. Again all about training.
@Glen Gaidos most will use their own VOIP software ,whether it's Skype, ring central, 8x8 like some poster mentioned here. It's most important to know how good of a quality their internet connection is. I tried training someone from Manila, Philippines, but her connection was horrible and had lots of outage. So internet service is first then focus on type of software for VOIP.
@David Briley have you tried setting up a Paypal account and just using the email to pay using this. It has worked for me in the past (provided the supplier accepts Paypal). Otherwise, we have a way where the VA saves the invoice and then the owner pays for it later with a reminder task.

@Markeen Baker real estate wholesaling is a tough business, consider you need leads, properties, buyers, etc. Some will costs more than others. Honestly, when I first started the only book I read on wholesaling was Steve Cooks "Wholesaling for Quck Cash" (Please note, no affiliation here at all.) This was an amazing read, I did spent what I though was an arm and a leg. Also, keep in mind this was ahem...years ago. Listen to the BP podcasts, find previous members whom are actually wholesaling with the forums, GO BACK to their first posts, and just COPY/PASTE their success to yours!

@Mary lou L. the only times I have visited Craigslist in the past few years is to read their Best Stories, I get a good chuckle on some really funny stuff they post there. Other than that, it is starting to become a whisper in the fast growing age of the internet. Just my two cents.

@Robert Burns I worked for a brokerage that used Zbuyer, we had good success with it. Mostly you will like any marketing, lots of tire kickers. What I like to use is the following:
"Mr Seller, If we can pay you a price agreeable to you and close in the least amount of time, would you accept an offer through my company?" 7/10 they will say yes, if so, proceed to gather information, then find out reason for selling!
@Fabrice Eliacin there are many methods. Once you find a property, or maybe you can help a local wholesaler in the area. Order cheap bandit signs, buy a large sharpie kingsize pen, put "Cheap Home 4 Sale ~ CASH ONLY ~ Your #" Put about 25 signs near the property. You should get about 50-60 calls, most will be tire kickers, you will have to sort and filter the "investors" from the actual rehabbers/landlords.
Go SELL BIG!

The most essential ingredient to ask for is finding out their timing and motivation.
Find out their true motivation, why are you selling?
For the most part most sellers will let you know their timing from the start (i.e), they call you and they tell you "I'm curious to know what your cash offer will be." 9/10 the word curious means they don't want to sell!
Motivation is the biggest factor for me.
"Mr. Seller, why are you interested in selling, I mean this seems like a good piece of property?"
Timing is also another one.
"Mr. Seller, if we can pay X amount of money for your property and buy it within X amount of time, would you be interested in selling right away?"
Everything else is bonus
If the property needs work, etc, etc.

@Jamie Parker, when I first got started back in '08 (not sure now it's been while though, lol). I put up about 25 bandit signs in every major corner. After about 3 months of trial and error, I got my first deal under contract. The guy whom bought was actually a rehabber whom had got a bit over his head with the amount of work it needed. I was able to wholesale that deal for a cool 5k! Yes, bandit signs work, yes, you need to be persistent, and yes you need to ANSWERING every call.
