@Michael Wexler competition is everywhere just look at car dealers for example, I have one in pretty much every corner. 

You need to treat wholesaling like business though. If you you treat this as a "hobby" you will get mediocre results. I myself have seen stiff competition in my area. However, every time I call one of those "We Buy Houses" number.. I don't get a call NEVER! So not sure if that is competition.

If you just focus on generating leads, putting deals into your pipeline, the money will follow. We just closed on a deal that netted my partner/I about 23k (please keep in mind that I only take a portion of profit since I don't spend much on my end.)

@Mitch Ottoson I met with a seller and some are already offering seller financing (which in my opinion) makes you a lot more money than selling outright. He was offering 20% down, 5 Year balloon calculated on a 25 year mortgage for 5% interest. Not sure if your numbers work, but always keep in mind that owner financing sellers are already doing it. I am beginning to look into owner financing as well, but I still need to buy it at the right price. However, those terms seem pretty enticing at times, good luck!

@Reese Davis four easy checklists for Wholesaling:

  1. Find the Lead (seller)
  2.  Blast to your buyer list (connect)
  3. Leverage your systems (think of better ways to automate your process)
  4. Rinse and Repeat your process 1-3.

@Calah Lopez the best FREE method to get a cash buyers list aside of BP is Craigslist, go the the Services > Real Estate/Skilled Trade section. Pull a list of contractors, handymen, lawn moving companies (yes lawn moving is profitable business in Miami, but not sure about Cali though). After you have about 5-10 leads. Call them with the following script:

You: [name of lead]

Them: Yes? (confused/busy/lots of noise in the background)

You: I'm saw your ad on craigslist for [x] service, real quick [lower your tonality]

are you by any chance looking for a good real estate deal? Chances are 8/10 they will say no, but the ones that do, will be added to your buyers list. Your total cost besides a few NO's is FREE!

@Philip Klinck yeah last month was kinda tough :( so far this month I have gone on a few seller appointments and some are going to start singing contracts to wholesale. We started being more creative anyone in our team with a car and a notepad that sees a house for sale sign and looks like a shack, we write numbers down, or any for rent signs (basic real estate alway's beats newer real estate, you GOTTA WANT IT)

Also, keep in mind that South Florida market is hotter and we have bubble that will be popping soon.

@Jeiby V. wow that is an awesome story! I think you GOTTA WANT it to make calls and you hit the nail on this.

@Steven McAdoo I am a firm believer in reverse prospecting, meaning you give the client what they want to in your case "Hey I could Save your House from Uncle Sammy!" Let them call you first, if not like other members have mentioned cold calling, but unless you have a good "I" and "D" personality, everyone that says NO to you will just drain your motivation down!

@La'Desha Marchanti welcome to BP, I found BP while @Joshua Dorkin was coming up the ranks. I didn't join BP initially though, because there were a lot of other forums that just had more content. The funny thing though, they all seemed to be selling a product/service. I joined BP I think 2 years after Josh had founded BP, and haven't gone back other sites ever since. With the wealth of content this site offers, I would say start finding a niche, wholesaling, rehabbing, land lording, etc. Then follow the people who have been there and done that. Copy their success and paste it into your own life. Welcome aboard and look forward to seeing you around the site!

@Ryan Donohue I would just use standard Arial font if I could, I know you are trying to go with the handwritten font, but I personally don't like this "marker felt" type font. 

I was going to put something together myself, but @Ryan Heywood beat me to it. I think that adding a picture of yourself is an excellent idea, at the end is all about your USP, if you can mix/match this with a good ahem...looking picture of yourself then that's a bonus.

@Beverly Buella I have my own VA that calls all my seller leads and she has ZERO market knowledge about my city and as of today 3/31/16 I will be going to 7 SELLER APPOINTMENTS this weekend! For the most part, if the person is motivated to sell, the least you will end up talking about is their local market, rather they want a solution to their problem. The great thing about your VA is that she is local like you mentioned so having market knowledge is always a plus.
