We pay $75 every two weeks, including basic weed and feed on a 4 unit. I would say lawn is no bigger than many single family lawns in the area.

I also suggest switching to every two weeks. They may decide to charge you more though.

Got similar push back when I applied for a 2% reward business credit card at another credit union. They said DTI was too high because they ignored rental income. Went to a major bank and got 3 times the credit limit in 3 minutes. No questions about DTI.

Was really hopeful about this credit union because they have a very low 1 year intro rate on their HELOC.

Glad to know the DTI requirements are different from lender to lender. I will keep looking.

It is a small credit union and Heloc is for a primary home.

Looking to pull a HELOC from my primary home. Lender includes PITI from rental properties in DTI but disregards income from rental properties. They say properties do not have 2 years tax records. How have you gotten around this requirement?

Most homeowners and landlord policy will cover if floors are damaged due to a sudden covered incident.

For example a pipe bursts and causes damage to your hardwood floors, fixing or replacing floors would be covered by most policies.

Your tenant scratches it or pours paint on it will likely not be covered.

Does your lease actually restrict moving Oct-Mar? Or do you use timing to structure the lease term such that they are locked in that period?

I also think MTM can make “not so great” tenants better tenants if they know they can get the 30/60 day non-renew notice at any time.

I let them know it is MTM and we plan to renew every month as long as they pay rent on time and adhere to the lease.
