@Sam Casper I dont think you can do this in most jurisdictions, however I think you can do multiple, within soft stories in San Francisco

@Jemp Tolo Invest in a small multifamily project near downtown San Jose. Growth potential is much higher than San Francisco.
10M (10,000,000) sf of office space in Downtown Planned right now. Google, Adobe, Facebook, Airbnb, Amazon, WeWork ($300m in property) all staking claims on space

@Harshil Patel consider investing passively in projects. You can make returns, without spending all the time needed with dealing with the in's and out's of development process.

Ive working in San Jose flood zone before, its really not that big of a deal if building ground up, most important to have a good builder partner to stay under the cost threshold to not have to meet elevation requirements for Flood Zone in a renovation

No. its a SFH with an accessory dwelling unit. A duplex is different . (also it really depends on HOW you market the sale)

Adding on will be best use of the money and keep the tax basis low, let me know if you need design and permit drawings.
