Hi Bruce,

Sorry for the delay, its been a busy week. This would be an owner-occupied dwelling and buyers are in the UK. They want to keep their UK residence, so they wont have the typical 30% to put down. They're looking for something around 10% down, but i dont know of any traditional lenders that would go that low.

I had a coaching client ask, "which banks offer mortgages to international clients for less than 30%?" I know of Citibank, but I'm not sure  what their current requirements are. Any suggestions?

Delayed financing or delayed re-financing is a great strategy if you paid cash for the property. It's more like a cash-out refi ... but as far as I know, it does require that you pay cash for the property.

@Melchor Domantay Not typically with conventional lenders. Sounds like you may have used a renovation loan like a 203K or Fannie Mae Homestyle?? but even with those types of loans, you would still need to wait after the seasoning period. @Chris Mason gave a great suggestion & remedy of starting the process and then having the closing scheduled after the seasoning period. Be sure you know exactly what the seasoning period is for your loan. Most conventional lenders won't refi before 1 yr. However if you're using private money, I'd suggest checking with the lender.

Hi @Bryan C., very nice to meet you! Welcome to the Gulf Coast! I'm currently in Biloxi at the moment. I stay about a 1/4 of a mile from Keesler. I've come across some great off market deals that would be great for an owner-investor looking for something close to base. Fair warning though...there's a train track that runs along the outside of Keesler AFB, so if trains rumbling by is a deal breaker, then looking further out may be a better option. I know Sherry Owen and she's a great broker with lots of experience, you'd be in good hands with her if you're looking to work with an agent... but, it really all depends on what you're looking for. MLS or off-market. There's an investor club meetup (or at least there was one) @ The Innovation Center, but I called Jason, the facilitator, recently and I'm waiting to hear back from him. I'll let you know if I hear back from him & if the meetings are still held monthly.
