That kind of experience is typically going to come from a relationship instead of an impersonal e-mail blast. It's the wholesaler calling their A list buyer before ever sending an e-mail. It's possible to get them, but it requires a lot of netWORKing.

I'm not offering sellers financing, but this deal would work well to sell as owners financing.

Jonathan,
There are numerous REI events around Houston that do exactly this. Specifically to beer, there is one held at the Saint Arnold's Brewery. I usually go to that one, but this time it falls on the same date as my event in Sugar Land.

Queue the music - God Save the Queen!
I hope to never have this problem, but I'll check this company out if I do. I've seen a few other investors deal with honey bees so it must be more common that I otherwise would have thought.
One video I saw was of the beekeeper standing unprotected in the middle of a massive swarm outside a house I almost bought. He said because the bees had been removed from the home they were looking for a new home and less defensive. I was just thinking - "I was in that house!"

Trinity is good, but they don't do pier & beam. I've used AOne Houston Leveling before with good results and pricing. They finally called me back, but after I called several times. That never sits well with me.

Anyone have a referral to a good pier & beam repair company in Houston? My go-to company seemed to have disappeared.

This lead came in through my website. He was getting $750/mo rent. It's now vacant. Per seller, needs some updating including paint & flooring (carpet).
PM me if you're interested.
