Also, you can always serve a 3-day notice as normal procedure. Then if you do need to evict at a later point, that step is already taken.

@Jon Burns, that's an emotional pickle. I've worked with tenants before, but never in that unique situation. If you have a good security deposit and the tenant has taken good care of the residence then I would work with them. One of the great benefits of being a smaller operator over the large unit warehouses is flexibility. As long as it's not causing financial stress on your end, I'd work with them for a little while.

Capital Title in Sugar Land is awesome. Brent & his staff are super responsive. Patten Law Firm, mentioned above, is also good and familiar with REI transactions. For insurance, Patriot Insurance or Benchmark are two recommendations.

As another side note, remember you won't see McDonalds, CarMax, Geico canvassing an area with bandit signs. Thinking strategically like an entrepreneur, there are more effective and professional ways to market. Be creative, but more importantly be professional & effective.

Mark, bandit signs may work, but the area and location is going to be important. Also, just like you wouldn't send out 20 letters, setting out 20 bandit signs is a small "campaign". Putting out 100+ monthly is what it will take for any measurable result.

However, IMO they are an outdated and overused method of marketing . Since they are everywhere, thus not as unique as they may have once been. That plus the added issues with city ordinances makes them not an efficient or effective way to market your business. 

Caveat: I'm referring to bandit signs for motivated sellers. I do know of some investors that market their houses For Sale with Sellers Financing with a lot of success.

After 6 or 12 months you should be able to get it financed. If you have good W2 income then conventional may be the better (cheaper) choice. Otherwise contact local portfolio / commercial lenders. Commercial lenders may not care as much about the seasoning depending on your financial condition.

As a side note, if you want access to your cash it's best not to use cash for purchases. Use HM, private, or commercial lenders that can close quickly. It will cost you more, but it frees up your cash for other deals. You can always refinance out to a long-term loan - especially if you have good W2 income. Search on BP the BRRRR strategy.
