Am biased here but Illinois and its south suburbs are great investment areas. Especially the south burbs where we have seen a dramatic increase in rent. Yes taxes are higher as well but the rent is helping offset this

@Amer Mallah whats going on! Edgewater is HOT so it seems like you have a good problem on your hands :) So there are a couple ways to structure something like this.
One being going the hard money route. Many places like to cover purchase + rehab but in your case since you are doing just the rehab it may be a little more difficult to find but very doable. I'd be more than happy to send you some references
Secondly and I am sure you have thought of this is to do private lending from friends/family or partnering with an experienced 'flipper' to essentially guide borrow from as well as guide through the process

@Dan S. those numbers are going to be a little tough to stay in your area. Unless you are looking in areas like the south or west side. Are you trying to do a house hack with FHA or conventional?

@Sezuo Daudu would recommend going up north further into areas like Irving Park, Avondale. The other north city pockets have been very competitive in prices and may be tough to get into at a good price
