@Meera Lakhavani I have a few good lenders i can refer you to especially in the south side where i do lots of work. 25% is fairly common though so it may be hard to get past this

In Chicago 60% occupancy is about as high as you get with the summers obviously being the major time. The key for Airbnb is to get long multi week tenants even if it is at a discounted rate. Keep an eye out for any conventions or festivals that may take part in the city

@Nathan Crumback welcome to BP and welcome to real estate investing!  Totally agree with you in regards to renting vs owning. Not building equity if frustrating let me know if you would like some comps for the condo to see if you are getting good equity. I always say buying a live in investment is often times the best!

Any amount is fair game in my opinion especially if they are finding good deals and are playing fair. I've paid wholesalers up to 10k before in assignment fees. It is an investors job to make sure it works on their end. Do your comps and research!

@Michael Svoboda many have said this but the classroom is a great way to get started and really learn especiallly if you are not a self study type person. One thing I would recommend is to purchase a study guide I have pm'ed you the one I ended up using because I am not sure what the rules on BP are on posting secondary sites. But the exam guides are very helpful for the test especially since it is multiple choice

@Sharron Anderson welcome to BP! Sorry to hear about your situation but often times this will help you bounce back twice as stronger! Wholesaling and doing it right is a great way to get started especially in this hot market. If you are able to get in at good equity there are buyers everywhere in this market

@Phil Evans using hard money on auction deals work. Have done a few deals via auction.com this way. Their biggest concern purely on moving the deals in my experience as they run into many folks who 'catch and release' their properties.
