Garden units in my experience as a renter and owner  has been good. They just need to be maintained very well the only thing I will say that is sometimes it does get a little damp and you tend to have some more bugs coming through the windows. Also air circulation is not often that great and the air sometimes is a bit harsh esp if you have the boiler in the basement etc

Wow @Sylvia Pomazak very sorry to hear. I hope those Garrret and Wendall get what is coming to them. You often get scumbags in this industry but please believe that this is just a few bad apples out of the bunch.

If you have the right contractors and agents in place it is a great buy imo. Management is key here. Rents are going up all throughout Chicagoland so if you can get in at a good price and choose section 8 or market price you can get a good return here

Chicago is still a great place to invest in. Market has certainly gone up so finding the good deals are tougher than ever but it seems that if you have a quality product in this market it sells!

Woodlawn is hot! And a great place to invest in! I do work often in these areas would love to sync up. I'm sure everyone knows of the news by now but woodlawn is a place to look out for in the future

realtor.com is pretty good for this as it is most similar to the mls they say. However nothing beats the mls

For #3 and #4 I hear that is very doable but would love to hear someones opinion on this. As well as point number 5. Has anyone used a 5% conventional here to be able to share their experiences? Am very interested to hear the answers!
