Not out of state but I work with and own properties in Chicago and have gotten solid cash flow from them. Management is really key in Chicago as with other cities I presume

FHA is a great method to buy your first property due to keeping your own cash. It is true you lose on MIP if your numbers work right it is definitely beneficial. House hacking a 2-3 flat would be the most ideal but you will definitely need to do research on this and many of these places are very competitive recently so closing FHA on these may be tough.
I personally love the logan square area currently out of the ones you mentioned.

@Ken Li I do work a lot in the south side and in my personal opinion this is a solid pocket for investing. Very strong rental area mostly multi families here. Generally there often isn't much inventory here. Anything below 47th I would say is still block by block particularly as you get away from the lake.

Welcome! Chicago is a great place to invest in. I have done most of my investing in the south side of Chicago to gather cash flow and am now looking in the north side or western suburbs for a larger deal now. Would love to connect here with like minded folks
