Congrats on your duplex! Coincidentally, I just bought 2 duplexes with baseboard heat. The water heaters are also electric. I'm stoked about that for ease of maintenance. I'll also ask if the heaters are independently controlled. I know they tend to be more expensive in utilities, but I like the one less worry about gas & furnace replacements in the future.

I agree with doing the Reno if it's in your budget & he agrees to a $775 12 month or $750 24 month. Vacancy kills cash flow. Remember, this is a people business as well as real estate.

I think there's prob about 100 threads about Morris Invest. I'd spend a few hours going through them before you invest with them.
I think that sounds like a very good price. Good on you for lumping all the costs. Too many investors fall for the 10% Monthly fee & don't take into account all the other fees. It can easily add 5-10% more per month average. Now, cheaper is definitely not better, but do your DD & compare with other PMs including fees & feedback.

I use Redfin, Zillow & Trulia. I find the Redfin app to my favorite. It's the best layout & very user friendly. It seems to be the most accurate of the 3. Trulia is second. I like the crime map & maps overall. Zillow is all over the place, but I do like the fsbo & foreclosures. I also like the rent zestimates, but they tend to be $50-100 too high.

Matt K. Yeah, I hear you. I mean $1800 gross on a $230k property is not even 1%. I like KC. Have been looking there, but I can't find deals I like. I'm working on 2 duplexes in Indy now. $1200 gross per duplex, with a cost of $71k per duplex. Almost 1.7%.

@Jack P. thanks for replying. For reasons like that, I am specifically avoiding units not separately metered.

@Max T. I get the whole numbers thing, and I agree. Do you think there is more turnover in a quadplex vs a duplex? Like how SFR usually retain tenants better. Do duplexes do the same vs tris and quads?

For those who actually own these type of properties, or PM companies as well.. What is your experience with cash flow and vacancy?

Do the duplexes do better, or the tris or quads?
