@Oliver Santiago I would do tiered raises to rent over a period of time. Say 18-24 months and be at market rate.

Will definitely add to lease going forward. This particular tenant is on a lease from previous owner. I’m thinking a simple addendum with some language along your advice would suffice.

Tenant asked to put child on lease because the school district requires it for proof of residency. This to me is an interesting request. Has anyone heard of this? What was your resolution?
