@Jaysen Medhurst agree with you on the variable costs being low. Great opinion.

@David Allbritton have you shopped the 5% recently? I just got a commercial 4.25 on a 20 yr last week. Regional rates may be different though.

@Breelon Bryant while you are allowed to not renew their lease, and imply that they are on their way out... once they refuse to leave, which most tenants know they can do that, you can’t evict. If they are paying rent and not destroying your property, don’t mess with it until the eviction ban is lifted.

The worst thing that could happen is you make them mad, they stop paying rent, don’t leave, and destroy the place.

@Evan Bonnell pretty sure there is some verification steps that you would have to complete showing you personally had or were affected by covid19.

Who’s out there checking their tenants temperature for May rent? How’s the conversation go? Feeling confident or not so much?

@Scott S. Grant cardone definitely falls into the ill prepared and over leveraged group. Guy can’t stop talking for 10 seconds to listen to anyone.

@Orbin Gonzalez if it is a solid lease and isn’t missing any MAJOR pieces you would like to have. I would keep it in place. Even if it is not your intention, you might disrupt the tenants comfort with the home by trying to initiate a new lease, even if it remains month to month.

@Justin Kanipe settlement on the first rental today. Went under contract week covid started ramping up. We will see how this goes lol
