Personally I use a GIUL. its similar to whole life but the gains are tied to the stock market. each company might have different versions of it. There is a floor of 0% so you never "lose" money. the key is to have good enough gains that cover cost of insurance and more cash to borrow from tax free in retirement or more to leave to your family. There is a variable version of this product if you are into fund/stock picking that you can do it yourself but there is no floor for this product. Obviously there are more details but that is the main gist. I am completely happy so far w/ this product. Started in 2012 and it has been great.

Hard to cashflow in SD. You most likely have to go further East (or south) of where you planned on.

There are  better permanent life insurance products than whole life. Those would work better IMO

there are many other factors to consider but I think the answer to your question is to just pay your dad for the car and take the loan out of your name. that will free up DTI
