@Rito Altamirano Yeah co-wholesaling is a great way to quick flip a property! You are just building your network and have the potential of that wholesaler to bring you deals in future! Either way your making some money! Never be too greedy it's bad for business and your cash buyers will stop working with you if your not leaving enough meat on the bone. I would also not use that strategy of wanting a property up to your standards for you to live in or your loved ones There are buyers in every market that will have different taste, different income therefore might be willing to buy a property that you might not live in yourself. I agree with Charlie, you definitely need to look at comparable properties and consider what type of upgrades are really needed to make it sell in that specific area and DO NOT just use Zillow to comp the property I would recommend at least 3 or 4 different sources and an investor friendly agent. If you don't have a network of CASH buyers I can help you out with that if you lock it up for a deal. Must consider the area that this property is in as well! It must be in an area where your cash buyers are investing or would consider investing. Most of my buyers stay out of war zones, not to say that you can't wholesale properties in the ghetto but it's a little harder usually. If you need more help message me on BP and we can talk more! Yeah I completely understand where your coming from, I was assuming that they were going to be pretty leveraged so I figured I'd ask why condos in particular.
