If the amount is big enough, try finding a nice multi family property! Then you can sit back and collect the passive income. Let that inheritance work for you!

I would try a combination of requiring them to fill an application first (provided you have pics of EVERY room in your listing), and making a bonafied showing appt for everyone at the same time. Good luck!

Some community banks will allow you to use the tax assessed value of the properties as the basis and forgoe the appraisal. You should definitely look into that, as it will save you thousands.
