Ask around, and when you find someone that people trust, get pics of their work and visit their sites to see what they are working on. Definitely do not go with the lowest priced, as the quality will almost always match that price point. Find someone with fair prices and good work!

Welcome, I'm out in Cobb too! I have one suggestion for now: Start putting your team together while you are still educating yourself, especially if you really want to do flips. It will save you some serious time and energy later.

This advice is probably in the comments above, and I am too lazy to read them at the moment, but here is my take:

You have to get out and take action in order to find bonafied deals. Driving for dollars is a great strategy to use that doesn't cost you anything but gas and time. If you have a budget to work with, you can purchase lists and begin sending out mailers to absentee owners, people in foreclosure/shortsale situations, etc. There are ALWAYS deals to be had, especially now with the fact that many landlords who financed using those interest only mortgages at the height of the market are unloading those properties before the loans come due. Not a bit of principal has been paid down on those loans. Sorry for the tough love, but you have to get out there and make it happen if you really want it.

Make sure you double check their rehabbing track record. I have never met a legit flipper who didn't have before and after pics of their deals, especially the first few. And in all honesty, credibility kits are so popular nowadays that he should have a physical copy of the above in a binder of some sort, with the numbers on each deal broken down. If their experience is real and they have had success, absolutely lean on that and learn as much as you can!

There should be some local credit unions and community banks located near you. They are much more flexible. I had to call around a bit but I eventually found one that didn't require any seasoning period as long as the property meets their cash flow requirements and you have a signed lease in place. The truth is that some banks are more investor friendly than others. Seek those out.
