@Matthew Paul, the additional rental income would definitely offset the taxes, and the equity could be used to purchase an additional property. The additional bath and finished basement would put the home in an entirely new price point.

In addition to increasing the rental value by attracting a bigger family to rent it, a 3/2 would be worth significantly more and put you in a greater position equitywise.

Hey man this is a great strategy for building cashflow! I don't really have the stomach for landlording right now, but if I did I would definitely do something similar! Kudos!

Well done! What repairs were needed? 5K is really low, so I assume they were mostly cosmetic?
