How much do you want to cash flow per month? 

I'm am agent here in Cobb so I could check on the Marietta property for you, but most of the is actually very nice. East Marietta and the area near the square is pretty affluent too, by Southern standards. Lol I'm originally from Jersey so I am well acquainted with the differences in cost of living.

You have that issue in Columbus too huh? Lol Sorry but if they don't want to become savvy enough online to pay their rent, they should pay the extra fee to FedEx a money order to you. 

I've used HUD, Hubzu, and Homepath.com successfully for myself as well as my clients. I'm looking into Homesteps as well because I saw a couple of potential deals. The problem now is that inventory is much lower than a few years ago and some banks are now willing to have their asset managers rehab the properties in order to sell them at fair market value. But there are definitely still deals to be had on all of those sites.

I'm buying three more rental properties (which are already under contract, so that's not a big deal), AND placing a blanket loan on them so that I can ramp up my investing in 2016, which IS a big deal.
