I have done deals for myself and clients throughout the state that range from classes A-C, and I can assure you that units are stolen regardless of the neighborhood. It is more prevalent in low income areas, true, but it still happens with luxury homes. In addition, I have seen plenty of cages cut as well. Lol I would say that the cage is a decent deterrent though, as it takes a bit more racket to get to the unit...

I've thought about investing there often, as property is so cheap, but my friends that went to school there all say that it's a dump. Also, there seems to be a ton of properties on the market for such a small city... Is a deal really a deal if there's no one to live in it?

Unfortunately it is common. I have a bunch of rentals now and I had one insurance company drop the coverage on a home because of a tree that they said was dying and needed to be removed. The good news is that all insurance companies don't look for the same things and all inspectors aren't created equal. The next one may not even notice/mention it. You never know.
