I slightly disagree with Stan. It's really difficult to find good investment properties in Smyrna, Marietta and Kennesaw, true. But there are occasionally good deals in the smaller cities like Powder Springs, Mableton and Austell.

Mableton, Powder Springs, and Austell definitely have a lot more potential than Smyrna when it comes to flipping. You can get nice cash flow returns in any of the cities in Cobb though. If you ever need any help, feel free to reach out! I live in Austell and own a business in Smyrna!

Nice job. I have investment property in Columbus as well. As long as you are down there or have great property management, C-Town is great for buy and hold. There's no appreciation down there though. Lol I grew up there.

You definitely need to have a good home inspector check it out. In general you should have a couple in your network. I know a great one. PM me and I'll send the details...
