Hi Matthew,

I guess it depends on whether or not you're wanting to be in the restaurant industry and willing to learn. My suggestion is to partner with someone who has operated a restaurant or just own the real estate and rent to a restaurant owner! Best of luck!

BP has some really great books! I also really like The Magic of Thinking Big by David Schwartz.

So glad you've decided to make the leap to real estate investing. I have properties in the Iowa City area myself. The University of Iowa allows for Iowa City to be a great place to invest. I currently do not invest in the Cedar Rapids market as I am not as familiar with the neighborhoods. I also can get premium rental rates in the IC area. I also invest out of state. I like to stay in the midwest as it tends to be sheltered from the anomalies you sometimes hear about some of the markets on the coasts.
