Post: Seeking help from NY RE Attorney- Lead Based Paint

Looking for assistance with answering a question that arose this weekend while out visiting a property that was built during the time frame of lead based paint. 

What are the owner's legal responsibilities when it comes to homes that contain lead based paint? If you don't test for it, or the previous owners were not aware that it was there, how does that affect the new owners in regards to disclosing information to future tenants?

Looking for an agent who specializes in foreclosures and who preferably invests in RE him or herself. Agent must be willing to put the time in to help me find the right properties and also be connected with local banks (mortgage brokers, lenders, ect.). Weekend availability is a must as well.

@Joe Anthony In my opinion, (having took one of Kiyosaki's 3 day training courses) if you're just getting into real estate and can't afford the class right now, try to attend one of their free seminars. They discount the courses to around $250 (I'm sure it varies from location to location) if you sign up on site of the free seminar.  Kiyosaki also has numerous books out such as "Rich Dad's Guide to Investing", "Rich Dad, Poor Dad" and "The Cashflow Quadrant" and many more that are great for getting you in the right mindset. 

I'd need you to clarify a bit more on what you mean by "need some tips on how to find quick sales" to help you more, but my first suggestion would be to look into wholesaling properties and see if it's anything you'd be interested in doing. It can be a great way to get you familiar with finding deals and analyzing them while still making money.

@Dennis Kelly when you say "anyone from an hour and a half north of Manhattan" is that as far north as you're talking about? The reason I ask is because I'm a little over an hour north of Syracuse, but I imagine that's a bit further than you were originally thinking?

@Steve W. Where exactly in upstate NY are you talking about specifically? And what types of real estate are you talking about investing in? Buy and hold? Fix and flips? Foreclosures? Single family? Multi family? Residential/commercial?

@Derek Carroll Someone else recommended them to me as well. I just want to make sure I'm getting the best course for my money. So you took yours online as well? How did you make out doing it online vs in a classroom setting? I'm really nervous about not having that interaction with the instructor.

I'm from upstate NY and am enrolling in the online course today but am unsure of which site I should go through. I've heard that some are more area specific (like NYC) so I want to make sure I'm taking the appropriate one. I'm as close to Canada that you could get without crossing the border if that helps anyone... :)

@Scott Gardner I am in the same situation in NY. Looking forward to seeing some replies. 

The investor that I found was looking for a doublewide for 40K-60K and I found the home that's on a trailer park lot being sold for 40K. Now, the guy also wanted land in a particular area and I found that as well and i'm STILL under his 60K limit. How would I go about doing this??? It would be 2 transactions for the one investor (buying the home from the seller and then buying the land from seller #2). All help is much appreciated!
