I had a similar issue last year in Parma OH with the city fining $150 for a garbage can out one day later than it supposed to be. The property is in my name, not an LLC. I was livid about such pettiness from the city. In any case, I called the local council woman and she actually got it handled for me! I didn't have to go to court or pay the fine. She was awesome! But I just wanted to share this as another option if anyone finds themselves in a similar situation.

There may be more than 100 people at the meeting, but they have trouble with retention, so about 25% to 35% in attendance is usually 1st time visitors or investor wannabees, another 25% to 35% are vendors wanting to sell something to the investors, and the rest are practiced investors that come to learn and share.

Hi-
We bought a property last year in Cleveland and did heavy rehab on it.
The original listing says clearly that "boiling system intact" . Recently my contractor reported that the boiler is totally not working and need to be replaced. We got a few bids and paid $8250 to have it replaced.
I went back to inspection report and realized that boiler was not inspected. MY PM said it's because the property didn't have utility at that time so there's no way to do inspection.
I'm frustrated. How could the Ads clearly states "intact" when the boiler actually doesn't work at all?
What can I do? Help!
How can I avoid prevent this kind of loss in future? Thanks for your input
