I think this is going to mean a trip to the courthouse & possibly a lawyer.  If I can confirm that no lien is currently on the property, I don't want to risk the bank that got burned popping up a year later making a claim. But I guess that would be the purpose of filing a quiet title suit.

But on this particular property he did not obtain a loan to purchase it (but he did on others). He was order to pay over 200k in restitution. I'm curious to know why these properties were not seized after his trial.  


OFFTOPIC: I am having the worst lucking picking houses. If it ain't fire, it's a 2 year wait list, or a squatter, or a hoarder, and now possibly federal court & a banks snotty hands all in the mix. 

Applied to purchase a property from the state. Over 3 years since tax sale so I will be issued a tax deed. Did a little digging on a previous owner. I thought it was odd that this person/company had bought this property plus others and never paid the taxes on it afterwards (going on 5 years). Turns out that the previous owner was sent FEDERAL PRISON for mortgage fraud. I think it would be safe to assume that they won't have any interest in redeeming....but what about the banks?  I guess my next step would be to do a title search and see if any banks or other entities have liens on the property I want.

There is a distressed 1bd/1ba duplex on the same block as 2 homes I'm getting.  The taxes on it are current.  I never mentioned it to my family but my uncle asked me to look into it.  I can't make an offer to the owner right now because I am holding all my money for the two I already applied to purchase & rehab. 

Are there any other options that I could utilize?

A positive update:  While riding around my neighborhood I found an abandoned 3br/1ba. Grabbed my fam and went inside (property was not secured). Looks like a disaster from and episode of Hoarders + they took all the copper piping out. No big deal for my fam to fix. My uncle kept complaining about it being a hoarder house.   I emailed the state to ask what my place in line was.  They emailed me back in 48 hours and said I am the first applicant!  I will update y'all when I get an official quote.  

Also...has anyone ever submitted a counter offer & have it accepted?  From the county website they estimated this property to at least $2300.  The STRESS involved in clearing out that junk should subtract a grand alone from their quote.

What I do is ride/walk around and look for abandoned properties. I normally bring my uncle or dad along with me (as they are me rehab/construction experts) and we (if possible and safe) enter the property to assess the damage (technically trespassing).  If it look OK enough to fix up, I input the address on the county tax collector website to see if it is currently being paid or in tax sale. If it is in tax sale then I go to state revenue department site and fill out an application to purchase. Then I wait.....and is still waiting.

 I drive through this area often. I took a closer look a few weeks ago and saw TONS of distressed properties block after block after block. Kinda reminds you of Detroit.  Plenty of cheap tax deed property up for grabs and some didn't look as though it would cost a lot to rehab enough to put on Section 8 or attempt to bring in some students from Miles College.

UPDATE:  I contacted the state about the home I applied for on 4/26 and asked about my place in line.

I am applicant #42. They are currently processing applicant #12. At 30 ahead of me with 20 days each, I'm looking at...........600 days.  So I guess the only thing I can do is cry & pray that over the course of 600 days those 30 people change their mind or don't have any money. At least by then I will have the money.
