Take him several applications for public housing.

Today I got 7 quotes in one email.  

5 are empty lots, 1 is a house in Fairfield but I'm pretty sure they will be redeeming...it looks too nice.

 The other house is a little under 3K that the hoarder was in. I went back into the house and saw that the fuse box/electrical panel thingy was all torn out the wall so we decided to pass on it.......with a fresh new squatter now taking refuge there and all.

Out of the empty lots 2 caught my eye. One in Huffman and the other in Tarrant.  I'm thinking of just picking one so I will be withing my 10% quota with the state.

I would gather that rural buy/hold investing would be a totally different game than investing in urban areas.

I can't tell you anything about the type of neighborhood without a street name, zipcode, or neighborhood.  Got to be more specific.  What smaller town near Bham are you talking about? 

Example: The difference between Tarrant City and Pleasant Grove is like comparing "The Heat of the Night" vs. "The Andy Griffith Show". 

No amount of money would let me agree to allow a dog inside my property.  I'm a country girl, lol. I grew up where animals lived outside.  I've seen the damage & smell "house trained" animals cause.

Is this rental property paid for or do you have a mortgage on it? 

And why didnt you have a lawyer start eviction 6 months ago? 

Have you contacted the tenant? What kind of sob story did she give you?

Unoccupied for several years per neighbors, grass taller than 5 feet, home unsecured, taxes not paid, evidence of livingroom being used by homeless bum or prostitues (empty vienne sausage cans, condom wrappers).

Recently while searching for available tax delinquent properties I found 3 that were previously rehabbed then for reasons unknown to me.....abandoned. I'm talking about rehabbed to the point of being move in ready. 

Has anyone here ever abandoned a property after 80-90% of the rehab has already been done?

The only reason I could think of would be because of the location (D-area) and reality kicked in that they would not get fair market value rent.

Now I could be wrong but I thought in Alabama you would need yo be in possession for 20 years.

Has any taxes been paid on this property?
