Now I could be wrong but I thought in Alabama you would need yo be in possession for 20 years.

Has any taxes been paid on this property?

I'm working in the $5k and less scenario buy purchasing tax delinquent properties thst have been abandoned by previous investors who have already done 70% or more of the upgrades and will DIY on the remainder of the rehab.

Update: well since I posted this thread I got my first quote via email and 2 letters saying that 2 of the props that I applied for are unavailable.

That one quote I got was for a house right behind Marino's in 5 points (3bedrood $770). I remember that for some reason the whole street did not show up on google street view but I know the homes in that area and they dont look too bad.

I drive over there y'all and the property is a TOTAL dump! The nastiest house on the whole block! Looks like a hobo moved in, made a make shift chicken wire fence in the front yard and added 8 mutts that have dug up all the grass and covered it in dog poo!!!

Good news it that I am also 1st in line for a 3br/2bath that looks gooooooood on the inside. New bathrooms, all hardwood floors....kitchen  and washroom deplorable, and about 10 cats living underneath it. So now I just sit and wait and bring the cats food until the state emails me.

My parents are not perfect but I could not see myself charging them rent.  Better they live away from me than with me.

 Stop borrowing money. Work a job, save your money, buy properties in full with your own cash, rehab with your own cash, sell, profit.

Could give you better insight if you could tell me the zipcode/names of the neighborhoods these homes are located in.   

I'm also going to track down every home purchased by his company (it was a good bit). I need to see the condition of them.
