I am not a lawyer or thr most learned in this field...but from my limited understanding you (or your lawyer) would send notice to each of the tenants informing them that you are the new owner, and they would need to sign a lease with you along with permiting you access to the properties to inspect for damages and make any needed upgrades or repairs.

Now...if they are currently paying someone else rent and that someone is unaware that you now hold the deed, you might need a lawyer to address that issue.

How does an investor protect themselves and their properties from being ate up in a divorce?

My friend who is a lawyer said that if you are behind $1 (one single dollar) a lien can be placed on any real property in your name.

Does a prenup really offer protection? Can assets in an LLC you own be seized? Would it be advisable for a single person to just avoid being legally married?

Footwork against online list or online list then site visit.

I'm trying to buy in my own area. I visit the property beforehand. I don't have the resources to buy sight unseen. The deal I'm looking at now involves a home that an investor started rehabbing then stopped.  My plan is to find homes that require the least amout of rehabbing possible.
