For Birmingham you need to know specifically what neighborhood is prone flooding. Don't trust information from the county. They may not always be correct. On paper I dont live in a flood zone but everytime it rains I may not be able to get to my car with dry shins.

And you need to evaluate the trees on the property. I have experienced more drama with thunderstorms than tornadoes. And tress are everywhere here and large.

 Ugh!!!! The dog is still there! I made a 3rd call about this (2 to the police). The animal control chick said "well...i can take another report but they get off at 2." It better not be there tomorrow.

Update: got thr maintenance plan from city all. All estimates over 5k require pics and details. I can take details pics once the dog is gone. The land trust bank public meeting is held on Thursday. I will be there.

Update: The home 2 doors down has been vacant and taxes unpaid for at least 5 yrs and from the outside appears to be in much better condition. The city will incure the expense to quiet the title on it if I want it (which I do).  I filled out another application for his home through the BLTB on Sunday 5/1 and spoke to someone in thd community development department down at city hall. She told me to come pick up a maintenance plan tomorrow and turn it in with pictures and what all I want to do with the home.

Went by there yesterday and it looks like a squatter may have been there in the past. The front door is secured but there is a dog STUCK on the side the chain appears to be stuck on the bottom of his body and grown over with fur. No food or water. I called the police to file an animal welfare report and left. They said they was going to call me but they did not. Will go back to the house today.

Have you tried visiting your local city councilman or county commissioner and telling them you are a "developer" and wanted to invest in rehabbing homes and you need information (the list) about such homes in their district. They might be able to give you the list for free.

There are several different lists in my state: the yearly tax sales list that comes out every year in the newspaper, the list of properties that don't get sold during the tax sale (which you are allowed to buy over the counter from the state....but the line is long), and the 5-year list from my city where they have a special program for buyers who buy blighted & abandoned property.

I'm assuming that they are charging you $1000 to print it out???  The list for my county free online. It is almost 2000 pages long.

Has anyone here ever used the BLTB to obtain properties to rehab/rent? Please share the time line to took to get possession of the property.  

I have already submitted an application on a property and was told to submit a maintenance plan w/pictures.
