@Anthony Liguori I personally think we will see a spike in inventory post rona... from the investors that were over leveraged or just making it by.....the mortgage forbearance program is crazy because they expect you to pay all the months they defer in one payment at the end... so you could see novice investors looking to dump their property.  But yeah my Quadplex is 2 bedrooms and I get $700 for each unit.. I had plans to increase over time to $750 but im going to keep rents stable for the next or two until we recover.

Yeah @Anthony Liguori can't go wrong buying in the midwest and south..... NJ won't ever see those prices.. yall have too many millionaires in that state :)

@Dushyant Patel when I refi I had owned the property for more then 12 months... It took me a while because at the time I was living in Vegas and flying back and forth to do work

@John S Lewis call your credit card dept and asked them for special rates... if you been a customer for a extended period of time.. they will have some special offer for you

@John S Lewis I didn't I was charge the 3% transfer rate. That cost you have to factor into the budget

@Whitney Hutten I kind of played GC.  I have a Plumber, Roofer, Masonry, Handyman, Electrician,and HVAC contractor that I been working with for years on my properties.

I own in South City and I enjoy the cash flow and the good returns on appreciation of my properties. Do see a more emphasis put on bring the city life back as you see developments happening in Central West End and Downtown area. As some of the other post stated you will see people moving out of the high end places on the coast and come back to the midwest for inexpensive living. STL is steady on its numbers but if it can ramp up the social light more and bring more companies here then we will be good.

I done a BRRRR on my 4 Plex this past December. This property need a everything. 4 updated kitchens, Baths, all new HVACS, New Roof, 34 new windows, all new plumbing. I got it for $80k; put $90k into it and it appraised for $220k I used Busey Bank to do my cash out refi. Here is an before and after of one of the kitchens
